We held our Zonda Multifamily Executive conference this week in Las Vegas. We had great speakers from UDR, AVB, Airbnb, and more talking about the current state of the rental market. Here are my 5 takeaways: 1. Not all markets are created equal today. Markets in CA, the Northeast, and the Midwest still have rising rents and high occupancy levels. The ‘pipeline’ markets across the Sunbelt see increased supply, negative rent growth (YOY), and lower occupancy levels.   2. Demand for rentals is still high. The slower rental market in some areas is supply-related, not demand. In fact, net absorptions, a stat looking at space vacated versus space leased, is the highest in over 15 years (excluding the 2021 pandemic high). From UDR’s earnings call – “While our Sunbelt markets broadly have more robust job growth than our coastal markets, we remain cautious on the region in the near-term, given the very high absolute levels of new supply coming online.” From EQR’s earnings call – “Our expansion markets of Atlanta, Austin, Dallas-Fort Worth, and Denver…continue to have good demand, but remain under pressure from continuing high levels of supply.” 3. Reshoring is the most important economic trend to watch. Spencer Levy from CBRE did a great job discussing the importance of reshoring. He used New Albany, Ohio, as an example. The Intel chip factory has encouraged other related companies to enter the market, resulting in job growth, more development, and demand for ancillary services. 4. SFR/BTR is at the biggest risk. Experts said government regulations and policies pose a growing threat to this market segment. Kimberly Byrum (formerly Fiala), Zonda’s Managing Principal and multifamily expert, led a great discussion on top markets. Of the big markets, Carl Whitaker at RealPage likes DC, Columbus, and Las Vegas. Joshua Clark with Zillow agreed on Columbus but also pointed to Miami and the Inland Empire in Southern California. Among smaller markets, Fayetteville, Charleston, Gainesville, Tallahassee, and Santa Rosa were all mentioned. Big thanks to Zonda's programming and events team for all the great work! Siobhan O. NAHB predicts a significant pullback in multifamily starts for 2024. Are we surprised? Multifamily Developer Confidence is in Negative Territory. In the fourth quarter of 2023, multifamily developer confidence remained in negative territory, as revealed by the Multifamily Market Survey (MMS) conducted by the National Association of Home Builders (NAHB). The survey produces two key indices: the Multifamily Production Index (MPI) and the Multifamily Occupancy Index (MOI). The MPI, which gauges sentiment about current production conditions in the apartment and condo market, scored 41, below the break-even point of 50. Meanwhile, the MOI, measuring the industry’s perception of occupancies in existing apartments, registered 77. There is no escaping bad blows in commercial real estate brokerage. My December was filled with them. Yesterday, at 6pm, I received another. Welcome 2025…. No matter how senior you get or successful you are, frustration and disappointing outcomes are part of this job. Brokerage is not for the faint of heart. The key to dealing with setbacks, for me, is effective communication, hard work, and always having your clients know that you are 100% on their side, and committed to making the situation right. The highest compliment! I am an active real estate investor. I raise capital and remain as a general partner (GP) in any project I raise capital for. The highest compliment for me is not an endorsement, or even a referral (I always aim to receive both), it is repeat investors. REI is not an easy industry. There are plenty of ways for things to go wrong… Fear not, there are also tons of ways to make things go right! It is important to be transparent with your investors. This breeds trust. Trust with execution is a powerful calling card in the investment space. Recently, we have had investors get into their 3rd or even 4th deal with us. It is humbling to be a part of their growth. We don’t take it for granted…We are helping them build their First Gen Foundations and that is a great way to close out the year for all of us. What is the highest compliment for you?

How's the Market? The real estate market across the nation has seen significant changes over the past few years, and Montecito and Santa Barbara are no exceptions. Nationally, the median price per square foot has surged by an impressive 52.7 percent since 2019, according to Realtor.com. This broad trend sets the stage for understanding the dynamics in our local markets. In Montecito, the past six months have showcased some interesting numbers. The highest price per square foot reached a staggering $6,232. To put this into perspective, 53 out of the 76 sales (69.7%) since the beginning of the year have sold for prices over $1,200 per square foot. Even more striking, 24 of these sales (31%) were at prices exceeding $2,000 per square foot. Only a single sale dipped below the $1,000 per square foot mark. Comparing these figures to the same period in 2019 highlights the extraordinary growth in the market. Four years ago, only 19 out of 80 sales (23.75%) in Montecito were over $1,000 per square foot. Sales exceeding $2,000 per square foot were even rarer, with only 7 transactions (8.75%) crossing this threshold. This surge in home values has had a ripple effect on the market, encouraging more sellers to enter the fray. Nationally, over the past seven months, we've seen a 32.5 percent increase in the number of homes for sale year over year. 🗓️Circa August 2010 during the middle of the GFC. We represented the Buyers in the purchase of this Bank-Owned (REO) 22 unit apartment complex in downtown Sacramento on P St. This was a classic REO with half of the complex vacant and the existing occupants not paying their rent or squatting while dealing drugs. This was a high liability asset for the bank to hold onto. 🔨🔩 Apartments required a full renovation. ⚖️ Eviction of all the squatters and non-paying tenants. 🔐 Protecting the renovations and appliances from vagrants. Renting out and stabilizing the property once renovations were completed. The Buyers were not afraid of the scenario and wrote an all cash non-contingent offer with a 5 day closing! 💰Purchased it for $1,232,000 or $56K / unit. This asset would trade for close to $250K per unit today and they still own it. The Buyers beat out multiple offers because they were willing to take on problems, acted quickly, and took the liability away off the seller in 5 days.
